Role Overview
The Area General Services Manager will oversee and coordinate all general services and facility management activities within their designated region. This includes ensuring that all FirstBank premises, equipment, and infrastructure are maintained at the highest standards and that ongoing and new construction projects meet the bank’s operational and branding objectives.
Key Responsibilities
- Facilities Oversight: Manage and supervise the maintenance of physical assets across multiple branches. This includes office space allocation, infrastructure upgrades, and cosmetic improvements, ensuring all services are delivered professionally and consistently within the region.
- Project Management: Oversee the planning, execution, and delivery of construction and refurbishment projects such as new branch development, renovations, relocations, and upgrades to both operational branches and other bank properties like private banking centers and archival facilities.
- Site Supervision and Compliance: Regularly conduct on-site inspections and meetings to monitor construction progress, ensuring compliance with design specifications, quality standards, and the bank’s operational benchmarks.
- Documentation and Reporting: Ensure thorough documentation of all facility-related activities, including maintenance records, project reports, and asset inventories, to maintain transparency and accountability.
- CSR and Large-Scale Project Monitoring: Supervise Corporate Social Responsibility (CSR) projects and large-scale client-funded construction works, ensuring quality control measures are strictly adhered to and that projects meet delivery timelines without budget overruns.
- Premises Auditing: Identify and report defects in bank buildings, secure necessary approvals, and coordinate swift execution of repair works to preserve the institution’s physical brand image.
- Equipment Management: Monitor the installation and functionality of essential equipment such as power generators, air conditioning systems, surge protectors, fire suppression systems, inverters, batteries, and security apparatus. Schedule preventive maintenance to avoid disruptions.
- Technical Inspections: Perform routine inspections of electrical protection systems (e.g., lightning arrestors, surge protectors, grounding systems) and ensure they remain functional and effective.
- Vendor Engagement: Evaluate contractor bids, negotiate service rates in line with market and bank standards, and coordinate approvals in conjunction with branch staff and management.
- Cost Evaluation and Certification: Conduct on-site job assessments, prepare valuation reports, process financial claims, and issue certificates of project completion following thorough due diligence.
- Issue Resolution: Act swiftly to address operational challenges, collaborate with other departments or vendors to find timely solutions, and escalate unresolved matters that violate service level agreements (SLAs).
- Protocol Coordination: Provide necessary logistical and protocol support to visiting executives and bank staff.
- Property Assessment: Participate in the inspection and certification of land/property acquisitions, assist in negotiations, and provide recommendations for final management approval.
Candidate Requirements
- Educational Background: A first degree in any of the following disciplines is mandatory: Architecture, Building Technology, Quantity Surveying, Estate Management, Civil, Electrical, or Mechanical Engineering. Additional professional certifications in relevant fields will be considered an advantage.
- Experience: Applicants must possess a minimum of 8 to 12 years of relevant professional experience in facility or construction project management within a corporate environment.
